<p>This new network could potentially help South Brisbane’s returns as well as speed up the capital growth in Inner Brisbane suburbs and the City.</p>
<p>This may seem like a good asset to have, but will it ever be done?</p>
<p>Only time will tell.</p>

<p><span style="color: #000000;">According to RP Data figures as of December, units in the suburb north of Brisbane sold within an average of 31 days.</span></p>
<p><span style="color: #000000;">Second was Donnybrook, further north, which recorded an average of 33 days for houses.</span></p>
<p><span style="color: #000000;">By comparison, average days on the market for the rest of the greater Brisbane area was 100 days for units and 90 days for houses.</span></p>
<p><span style="color: #000000;">Absolute Real Estate principal Greg Deane said Strathpine was popular with buyers because of access to services.</span></p>
<p><span style="color: #000000;">&#8220;You have the local Westfield, GP super clinic, railway station and easy access to the highway all in one spot,&#8221; he said. &#8220;That&#8217;s a big drawcard, especially when you consider Strathpine is relatively close to the city.&#8221;</span></p>
<p><span style="color: #000000;">&#8220;I think 31 days is a great figure to have, on average, because it still allows sellers to get exposure for their home.&#8221;</span></p>
<p><span style="color: #000000;">Mr Deane said buyers were drawn to units because they were affordable and easy to look after.</span></p>
<p><span style="color: #000000;">&#8220;We&#8217;ve noticed a lot of first-home buyers because they want to get into the market easily and still have a bit more time on their hands,&#8221; he said.</span></p>
<p><span style="color: #000000;">Strathpine resident Margaret Blundell recently bought a unit on Dixon St which had only been on the market for two weeks.</span></p>
<p><span style="color: #000000;">&#8220;I think it&#8217;s a nice area to be in,&#8221; she said.</span></p>
<p><span style="color: #000000;">&#8220;I looked at several units over the last few months and I found it was fairly competitive among buyers.&#8221;</span></p>
<p><span style="color: #000000;">&#8220;Units and houses were both selling pretty quickly and I&#8217;m happy to have gotten the unit I&#8217;ve bought now.&#8221;</span></p>
<p><span style="color: #000000;">Ms Blundell said she had lived around the area since 1968.</span></p>
<p><span style="color: #000000;">&#8220;I wanted to downsize but decided I wanted to stay in the area because it&#8217;s very convenient for me,&#8221; she said.</span></p>
<p><span style="color: #000000;">Although these suburbs recorded the lowest figures, data showed this figure was improving across the Brisbane area.</span></p>
<p><span style="color: #000000;">RP Data senior research analyst Cameron Kusher said time on the market had been trending lower recently.</span></p>
<p><span style="color: #000000;">&#8220;Prior to the seasonal increase over the December/January period, the average time on market for Brisbane dwellings had decreased on a month to month basis for four out of six months,&#8221; he said.</span></p>
<p><span style="color: #000000;">&#8220;Over the 2012 calendar year the average time on market for Brisbane dwellings was lower than at the same time the previous year for 10 of the 12 months,&#8221; he said.</span></p>
<p><span style="color: #000000;">&#8220;As of November 2012, before the seasonal uplift, the average time on market had decreased by 17 per cent, when compared to November 2011.&#8221;</span></p>
<p><span style="color: #000000;">Mr Kusher said for most of last year houses and units and recorded similar figures but said, on average, units started to sell quicker than units from October 2012.</span></p>
<p><span style="color: #000000;">Harcourts Solutions principal Martin Millard said the average days on market has almost halved at his office in Brisbane&#8217;s north west.</span></p>
<p><span style="color: #000000;">&#8220;Since October 1, in our office, we went from 48 days on average to 24 and that&#8217;s trending down,&#8221; he said.</span></p>
<p><span style="color: #000000;">&#8220;Over the last year it&#8217;s definitely been decreasing.</span></p>
<p><span style="color: #000000;">&#8220;For example one home in Ferny Grove sold in under a week and that would have sold even faster if we hadn&#8217;t kept it until the first open home.&#8221;</span></p>
<p><span style="color: #000000;">Mr Millard said increased demand would push more sellers towards auction sales.</span></p>
<p><span style="color: #000000;">&#8220;We now have to make sure properties are exposed to a bigger part of the market,&#8221; he said.</span></p>
<p><span style="color: #000000;">&#8220;I think the real growth will be in auction properties because you need to keep them on the market and people get to see them.&#8221;</span></p>
